Parktown is a Milpitas neighborhood whose name gives a hint to one of its appealing character – a neighborhood that’s abundant with parks. The walkability to green spaces and schools make it extremely popular with families.  Parktown is bounded by Yosemite Drive to the north, Piedmont Road to the east, Yellowstone Drive curving along its western edge and finally, bounded by Landess Avenue to the south. Its tranquility might make you feel it’s not part of the urban sprawl of Milpitas yet its proximity to the I-680 gives it easy access and quick connection to the rest of Silicon Valley.  

 

LAYOUT & NEIGHBORHOOD

Parktown is an older community that was originally established in the 1960’s.  It may be older but houses and lots are generously sized with their own individual yards and garages/parking spaces making it attractive to many buyers.  Parktown’s lot sizes are larger and some streets are noticeably narrower – but the upside of this is that the town was able to allocate ample space for parks. It gets high scores from its residents having access to open spaces and the opportunity to unwind and enjoy the outdoors in a quiet setting.

Located on Parktown’s northwestern part, Murphy Park is an 8.7 acre multi-purpose park that is frequently visited by its residents. It has playgrounds, open fields, bathrooms, a drinking fountain and picnic areas surrounded by mature trees. It has walking and biking trails popular with joggers, cyclists, walkers and those with pets. It hosts large outdoor events, including concerts and movies in the park.  On Murphy Park’s southern edge beyond its parking lot is Robert E. Browne Park , another park with lighted tennis courts and grassy open areas.  On the opposite side, you can find Ben Rodger’s Park towards the northeast, with its mature flowering trees the perfect backdrop for setting up picnic spreads. It’s a 9.5 acre park with wide open lawns and playgrounds to enjoy with family & friends. Fitness buffs can easily do a loop of running or walking around the park. On the southern end of Parktown towards the direction of Landess Avenue is Sinnott Park, a smaller and more intimate park perfect for families with young children.

Here in Parktown you’ll mostly find single-family homes that are very appealing to homebuyers who value space and privacy. Most homes have large family rooms that lead to backyards that feature patio-decks, gazebos, paved or grassy open spaces – making entertainment, play or relaxation a breeze. Rancho Milpitas Middle School earned the distinction of A California Distinguished School in 2021 and the National Forum’s School to Watch honor in 2023. On the southern edge of Parktown, bounded by North Victoria Park Drive and Landess Avenue is the Parktown Plaza.  For Parktown residents, it’s a convenient one-stop destination for banking, health & fitness, groceries, pet care, automobile services as well as food shops.  If you need more options, just a 3-minute drive from this plaza, across Landess Ave is Northwood Square.  Here you’ll find Target, Walgreens, a slew of shopping & dining options and several supermarkets whose shelves offer a variety as diverse as Milpitas’ residents. 

Parktown may be small in size but you don’t have to venture out far for great dining.
